If you own a home in northeast or central Wisconsin, chances are you've experienced the problems that heavy rains can cause for your home.  When we see higher than normal precipitation over an extended period of time, soils become oversaturated.  The loosely compacted soil that surrounds your home can erode and wash out, causing voids underneath your foundation, which can lead to foundation settlement.

What some homeowners may not know is that a lack of precipitation can cause these same voids underneath your home's foundation, and can even worsen the existing voids that were created by the soil washing out from too much rain.

In 2018 and 2019, Wisconsin experienced drastically higher than normal amounts of precipitation.  2020 also brought higher than normal rain accumulation.  We're seeing the opposite trend so far in 2021, with precipitation at or below normal:

So what does this mean for your home's foundation?  For starters, this means that the once saturated soil that surrounds your home's foundation is drying out.  That once wet soil that was expanding and putting pressure on your foundation walls is now drying and contracting, which will eventually lead to empty voids beneath your foundation.  The incredible amount of weight that your home carries puts downward pressure on the soil beneath your home, and if there are voids in that soil, this can cause your foundation to settle into these voids, thus the term "foundation settlement".
